Most of our active residential listings are on the Sunshine Coast — Noosa hinterland acreage, Mary Valley properties, the Coolum-to-Sunrise-Beach coastal strip. Janet leads the Sunshine Coast operation; Georgina is the senior listing agent (2024 Marcoola Agent of the Year); Anni and Sarah anchor the support team. In Brisbane, residential resales come direct to Cody and Tim — vendors who know the family from project marketing or Tim's three decades across North Brisbane and the Moreton Bay Region. Our six-step process — Sunshine Coast and Brisbane.

We adapt the playbook to each property, vendor and patch — but the spine is the same. From first appraisal through to keys in the hand, here's what to expect.

Appraisal

Property valuation and pricing.

Together, we'll assess your property's market value based on location, size, condition and recent comparable sales. We give you the honest number, not the highest one — and the reasoning behind it.

PREPARATION

Prepare your property.

Guidance on how to best present your property — declutter, clean, the small repairs that pay for themselves, and where staging or photography will move the needle.

Marketing

Marketing your property.

A campaign tailored to your property — professional photography, listing on REA, Domain and our 50,000- strong buyer database, signage, open homes, and selective targeted advertising where it matters.

NEGOTIATION

Negotiating offers.

Negotiation is where the campaign earns its commission. We present every offer in writing, walk you through the trade-offs (price, terms, settlement timing), and recommend a position — then negotiate hard on your behalf. Most campaigns close above the first offer.

CONTRACTS

Contracts and conditional period.

Once a contract is signed, we manage the conditional period — finance, building & pest, due diligence — keeping both sides moving and informed. Most of the friction in a sale shows up here; this is where senior agents earn their keep.

Settlement

Settlement and handover.

Pre-settlement inspection, final walk-through, settlement-day coordination with both solicitors. Keys handed over personally. The relationship doesn't end at unconditional — most of our repeat business and referrals come from how settlement is handled.
