What Is Project Marketing and Why Does It Matter for Property Developers?

What Is Project Marketing?
Project marketing is the specialist discipline of planning and executing the sales and marketing strategy for a property development — from the earliest stages of planning through to the final settlement. It is fundamentally different from residential sales, and the distinction matters enormously for developers.
A residential agent sells individual homes to individual buyers. A project marketer works with a developer from the ground up to shape the product, understand the target market, set the pricing strategy, build the sales infrastructure, and then manage the entire sales campaign through to completion.
Done well, project marketing is the difference between a development that sells out before a sod is turned and one that limps to completion with unsold stock and a frustrated developer.
What Does a Project Marketer Actually Do?
The scope of project marketing is broad. At Fraser and Co, our involvement with a project typically includes early-stage consultation on product mix, floor plan layout, apartment sizing and finishes — all shaped by what the market actually wants, not what looks good on paper. We work with developers to identify the right buyer demographic before a single brick is laid.
From there, we develop the pricing strategy, the sales and marketing plan, the display suite concept, and the campaign collateral. We manage the onsite sales team, handle enquiries, qualify buyers, manage contracts, and keep the developer informed at every stage.
We also manage the ongoing relationship with buyers between exchange and settlement — a critical period that is often underestimated and, when handled poorly, leads to contract rescissions.
