Laguna Waters Cleveland: Inside One of Queensland's Most Ambitious Bayside Developments

When the Juxgold Group first approached Fraser and Co about a new apartment development on Bloomfield Street in Cleveland, we were immediately drawn to the ambition of the vision. A master-planned, resort-style community in one of Brisbane's most underrated bayside suburbs, delivering 400 apartments across multiple stages with over 5,500 square metres of six-star amenities. It was exactly the kind of project we love to be involved in.

That was in 2017. Eight years later, Laguna Waters remains one of the most remarkable project marketing campaigns Fraser and Co have been a part of — and it is still selling.

The Project: What Makes Laguna Waters Different

Laguna Waters is not a typical apartment development. From the beginning, the Juxgold Group were committed to delivering a genuine lifestyle destination — not just a building with a lobby. The amenity package is extraordinary: a resort lagoon pool, lap pool, outdoor kitchens and dining, waterside bungalows, a reflection pool, residents lounge, and lush tropical landscaping across more than 5,500 square metres.

The apartments themselves — ranging from one-bedroom through to three-bedroom-plus-multi-purpose-room configurations — are finished to a standard that rivals anything in inner-Brisbane, at prices that reflect the bayside location rather than the inner-city premium.

The result is a development that has attracted an extraordinarily diverse buyer pool: downsizers from Cleveland and the surrounding Redlands seeking a luxury lock-and-leave, investors drawn by strong rental yields and a tenanted complex with genuine lifestyle appeal, and younger buyers for whom Laguna Waters represents their first opportunity to own a luxury apartment.

Fraser and Co's Involvement: From Strategy to Settlement

Fraser and Co were brought in from the earliest stages of the project. Our role went far beyond simply running a sales campaign. We worked closely with the Juxgold Group on product mix, pricing strategy, floor plan feedback, and display suite concept — drawing on our deep knowledge of the Cleveland and Redlands buyer market to ensure the product was positioned correctly from day one.

We established and managed the onsite display suite, built and trained the dedicated sales team, developed the campaign materials, and managed buyer relationships from initial enquiry through to settlement. We have been involved across multiple stages as the development has grown, and we continue to manage both new sales and resales within the completed buildings.

The Results

The numbers tell the story. Across the stages completed to date, Fraser and Co have been involved in the sale of hundreds of apartments at Laguna Waters. Multiple stages have achieved sell-out results ahead of practical completion. The development has consistently generated strong inquiry and maintained buyer confidence through what has been a challenging broader apartment market.

Perhaps more tellingly, resale demand within the completed Laguna Waters buildings has been strong — a clear sign that buyers who purchased off the plan have been genuinely satisfied with what they received. That is the ultimate validation of a well-conceived and well-executed project.

What Is Still Available

Laguna Waters is a multi-staged development and sales are continuing in the later stages. A range of apartments from one-bedroom through to three-bedroom configurations are currently available, with prices from the mid $500,000s through to over $1 million for the premium Luxe Range apartments.

Resale apartments in the completed Jacaranda and Magnolia buildings are also available from time to time, offering buyers the opportunity to move in immediately into a completed, fully-amenitised building.
